Cancelling a booking

As we provide an instant book system for students, it is your responsibility to update your building's availability on a regular basis to avoid double bookings and other issues. Therefore, we strongly discourage you from cancelling a booking, however, should a situation arise where you need to cancel a booking you must get in touch with us directly at opetators@housemates.io so that we are able to assist you with this.

If you do cancel a booking, an Accommodation Cancellation Fee will apply in most circumstances. The Accommodation Cancellation Fee is a fee equivalent to 20% of a single calendar month of rent, which we shall charge to you in accordance with our Operator Terms and Conditions. This is reduced to 10% of a single calendar month of rent where you cancel within one working day of the Accommodation Booking being made. 

If you have cancelled the Accommodation Booking at any time, for any reason other than the tenant being unable to enter the Tenancy Agreement for legal reasons or reasons beyond your control, or have failed to supply the Tenancy Agreement or sign the Tenancy Agreement prior to the commencement of the Tenancy or provide any other document required to initiate the Tenancy, we will return the Holding Deposit in full to the Prospective Tenant as soon as reasonably practicable and charge you for the Holding Deposit (if this has been paid out) and the Accommodation Cancellation Fee and add those fees to the next invoice we raise.

If you have cancelled the Accommodation Booking at any time due to the Tenant being unable to enter the Tenancy Agreement, either for legal reasons, because they are not a student, or reasons beyond your control, upon making us aware within the Cooling Off period we will refund the Holding Deposit in full to the Prospective Tenant and will not charge a Service Fee or Accommodation Cancellation Fee. Otherwise, upon making us aware at any other time, the Holding Deposit will have already been remitted to you and the issue will need to be resolved with the Prospective Tenant directly, in which case, upon seeing satisfactory evidence we shall remove/refund the Service Fee and charge a Tenant Cancellation Fee.
